Construction Superintendent
Generally speaking, a construction superintendent, also known as job superintendent or project superintendent, is the contractor's representative at a construction site. They direct and coordinate the activities of the workforce and the deliveries of materials and equipment, as well as keep records of daily progress.
Through delays and peak times, construction superintendents must maintain an adequate number of laborers and coordinate all activities among contractors. If any discrepancies arise, they have the authority to resolve issues quickly.
Responsibilities of construction superintendents include making sure that the work progresses on schedule, that material and equipment are delivered on time and that the activities of the various workers do not interfere with one another.
The superintendent oversees all these activities by talking with and directing the foremen for the different trades or craft workers. Some of these foremen and their workers may be employed by the superintendent's own construction company, while others may be employed by other companies working on the job.
Construction superintendents may supervise an entire project or just part of one. They also oversee the selection, hiring and work of general contractors and specialty trade contractors.
They often work with owners, engineers, architects and others involved with the construction process. Given the designs for buildings, roads, bridges or other projects, construction managers oversee the planning, scheduling, and implementation of those designs.
Construction superintendents may use construction supervisors or other managers to help direct and monitor the progress of construction activities. Other duties include obtaining all necessary permits and licenses and, depending upon the contractual arrangements, directing or monitoring compliance with building codes, safety codes and other such requirements.
